Position Summary
The Facilities Maintenance Manager is responsible for managing and leading the Facilities Maintenance Department to ensure a safe, functional, and efficient working environment. This role oversees all building maintenance activities, minimizes downtime, maintains high safety and quality standards, and ensures compliance with the Operational Excellence Plan and OSHA requirements. The manager will also drive continuous improvement, operational efficiency, and support organizational growth.
Key Responsibilities
Leadership and Supervision
Lead and manage the facilities maintenance team, including hiring, training, and performance management.
Schedule and oversee staff to ensure adequate coverage across all shifts.
Foster a culture of safety, teamwork, and continuous improvement.
Facilities Maintenance Operations
Oversee and ensure completion of required maintenance activities.
Maintain compliance with the Operational Excellence Plan.
Develop and implement preventive maintenance programs for building systems (HVAC, plumbing, electrical, structural).
Troubleshoot and resolve mechanical, electrical, and operational issues in a timely manner.
Recommend and implement new technology/equipment to support organizational growth.
Manage facility assets for sale and/or upgrades.
Track and improve machine/facility unplanned downtime.
Training and Development
Support new hire onboarding and training in facilities operations.
Promote teamwork and use cross-training to expand skill sets.
Ensure training programs are in place to meet organizational needs.
Coordinate with operations leadership to ensure facilities support across all hours of operation.
Project Management
Manage facilities projects with clear and executable action plans.
Provide technical and administrative leadership across the location.
Promote a positive, solutions-driven culture.
Administrative Duties
Update and review employee job descriptions regularly.
Prepare and manage departmental budgets, ensuring accuracy and compliance.
Collaborate with Supervisors, Managers, and Engineering to meet operational goals.
Qualifications
Education & Experience
Bachelor's degree in Engineering, Operations, or related field, or equivalent work experience (preferred).
3–5 years of experience in facilities/maintenance strategic planning and tactical execution.
3–5 years of lean site transformation experience.
3–5 years of experience transitioning from reactive to predictive maintenance.
Experience creating and executing site-wide policy deployment (preferred).
Medium to advanced knowledge of facility systems (electrical, HVAC, plumbing, structural).
Knowledge of manual, automatic, and CNC sheet metal cutting, forming, and welding (required).
Familiarity with PC, CNC, and PLC-operated equipment.
Ability to read electrical schematics and blueprints.
Participation in compliance training programs (Hazardous Waste Management, Spill Control, DOT, Security Awareness).
Key Competencies
Strong troubleshooting skills with facility-related equipment.
Ability to collaborate with OEM suppliers for equipment repair and part ordering.
Continuous improvement mindset for preventive maintenance processes.
Proficiency in welding techniques and processes.
Ability to manage multiple priorities effectively.
Special Physical Requirements
Proficiency with tools and equipment (hand/power tools, aerial lifts, forklifts, welders).
Ability to lift up to 50 lbs. and perform physical activities such as standing, walking, stooping, kneeling, and climbing.
Work in indoor/outdoor environments subject to weather, noise, and hazards.
Work Environment
Use of personal protective equipment (PPE) required (safety glasses, hearing protection, safety toe boots).
Exposure to noisy, dusty, and temperature-variable shop floor conditions.
May require overtime, extended shifts, and weekend work based on production demands.
Compensation & Benefits
Salary Range: $90,000 – $124,000 (Illinois-based; actual offer depends on skills, experience, and qualifications).
